If you are planning on building a garden or storage shed you will need some type of plan. It doesn’t matter if you are a novice or a pro, you need guidelines. There are many sources to obtain free shed blueprints and plans. If you are a novice and the word blueprint scares you, relax. These are simple detailed drawings that show everything that you are going to need to know to build your shed. They are no different than a travel map. It simply tells you that you need to travel from one step to the next, and what you need to get there.

So why bother with free shed plans? How often have you purchased an item, and then when you got it home, you wished you had bought the deluxe version, or vice versa? It’s the same with plans. You go to all the trouble of picking one, purchasing it, then get it home, and for one of several reasons it just isn’t want you want. If its free, then you have lost nothing, you can just go and find another one. You can do this several times if you need to until you find the perfect one for you.

OK, it’s a great idea. Now where do we go to find these free shed blueprints and plans? To start with you could check out your local home improvement stores. Some of these have some great options. They often will have a series of standard plans in stock. They will give some of these to you free of charge, in the hopes that you will buy your materials from them. These plans usually consist of the majority of items they carry in their store. Some of them have even written their own series.

Another option is take in a rough sketch of the details of what you are looking for. Many building suppliers will draft up blueprints and plans for you. They may offer to do this for you with some type of commitment that you will purchase supplies from them. Sometimes they will offer this free deal as a promotion.

Then there is always the internet. Lots of sites are willing to give away the prints and plans for free. One such example is MyShedPlans. Not because they are generous, but because they hope it will entice you to purchase some of the other items they carry.

These items are usually applicable to what they are giving you at no charge. For example if they give you all the drawings and plans you need, then you are going to have to know how to do the things that the plan says. This is where the extras come in. Perhaps the company that gave you the free shed plans sells some self help, or do it yourself books. They would be pleased to sell these to you. This is not being sneaky. In fact its an excellent business proposal. They help you identify what you need and then offer support where you need it. With the combination of your plans, and the self help books you need, you’re ready to build one good looking shed!

If you are planning on building a storage shed, make sure you do some homework first. If you are a carpenter or experienced handyman you have the advantage over the novice, in a few ways. You will be able to determine what would be best for you, either using a shed kit or building from scratch. With your experience your have more options based on your knowledge.

You novice builders have the same options, but it’s a matter of what would be the best for you. It really would be worth your while to check out the wide range of selections that are available. I know, you really wanted to build this from scratch, and maybe feel like you’re cheating if you use a kit. On the contrary, you are making a wise decision, and besides someone has to still put it together, plus you can customize it. It’s that overall finished look that a person takes pride in, not in how many pieces of wood they had to cut.

These prefab storage units give you many options and have lots of advantages. First of all, you can have a choice of materials such as wood, vinyl or metal. If you were to build the shed from scratch, you probably would only be able to use wood, if you didn’t have any knowledge or tools to work with vinyl or metal. With some shed kits because of the way they are constructed you don’t need to worry too much about insulating. So that eliminates your problem of having to work with insulation.

If you purchase one of the self locking units, then you don’t have to be concerned about installing rafters, which is great, because it also gives you more usable space on the inside. You never have to worry about warping provided you have put it together properly.

Remember I said that you could accessorize it? In other words add your own creativity to it. For example, you can plan where you want the windows to be. You could even choose to put in skylights which not only is practical, it modernizes the decor as well. What you want to do, and with what accessories are available to you, depends on the style of shed you are choosing, plus the material. If you are accessorizing, it is usually an added expense.

You will be pleased with how simple it is to erect one of these sheds when you buy the package. There are so many advantages to it. For example…

All the material comes with it, There’s no running around trying to find everything you need

You are not restricted to style because of your limited building knowledge

Your choice of material allows you to choose something that will blend in and enhance your home and property

They are sturdy, durable and a real bonus is they are maintenance free

If your needs grow, and you need more storage space then you can either add an addition to the existing one, or purchase another one that’s the same.

There are no hidden costs. Everything you need is in the package and paid for at the time of purchase, so you know what its going to cost you.

Although remember if you don’t buy one that comes with a base, you will incur extra costs with that, plus don’t forget about the accessories.

So you need a storage shed to keep your outdoor items properly protected. You have shopped around to see what’s available, but you just can’t find one that suits your needs. Well, that’s no problem. You can build one yourself, even if you’re not a carpenter. All that is required is for you to follow some quick and easy step by step plans, and you will have it built in no time.

Step One
Is to determine where you want to build it. You need to have a designated area planned out before you begin. What space you have available will determine the maximum size you can build it.

Step Two
Once you know your exact size it’s a good idea to make a rough sketch of what you want. There are many home improvement stores that you can take your sketch to. They will draft up your storage shed plans for you, according to the specs you provide them with. They will also supply you with a list of materials that you will require. So now you have your plans. In addition they will provide you with a guide on how to perform each step.

Step Three
Purchase the materials you will need as outlined in your plan. It’s a good idea to have everything at hand so you don’t have to keep running out for supplies once you start construction.

Step Four
Now you are ready to start. Level your ground and prepare to lay the foundation. You would have already decided whether you are going to have a wood plank floor or concrete slab type.

Step Five
Next comes the side walls. Put your materials aside that you are going to use for this. It is better to construct the walls on the ground then lift them into position once they are together. Just follow your guide for the how to instructions.

Step Six
Now its time to start the roof. You will need to build your trusses. So construct one and then use it as a template for the rest. Once again follow your guide on how to build the trusses.

Step Seven
Your storage shed should now be taking on some shape. Its time to build the end walls. How you do this will depend on what you have chosen in your plans. Be sure to stay with your original plans.

Step Eight
Now you are getting down to the final steps. The trim is just as important as the rest of your structure. Its what gives it that finished look so don’t scrimp here.

Step Nine
Your last two steps are applying the shingles for the roof then treating the wood. The wood must have some type of protective coating on it to protect it from the elements and rotting. This can be varnish, stains or paints — whatever is your preference.

Step Ten
You’re done! All that’s left is to sit back and admire your completed storage shed. If you hadn’t built it yourself you would think it was a professional store bought model.

Your landscaping is completed for the season and it looks great, except for all the garden tools and equipment that are laying around. Obviously there is a need for a storage area. A storage shed would be the perfect answer. The question is how do you go about this? No doubt you are going to need a storage shed plan. First you will need to determine which type of plan you require. This you can only determine by doing your research as to what your requirements are regarding the shed.

You know you want to store all of your garden items. You most likely know what items you have now and what size storage area it would take. But consider any future garden purchases you may make in the future. For example are you thinking of purchasing a new ride-on lawn mower, or a snow blower? These are items you may need to store and your new garden shed may become their home, but only if its big enough.

Then where are you going to put the shed? This will partly depend on what area you have available, plus what style you are thinking of going with. Let’s say you have two choices of location. One is tucked away in the back of the garden almost out of site, and the other one is at the edge of the flower bed. The one tucked away will be more difficult to get at. They both will accommodate the size of the shed you have in mind. Here’s where your decision of style comes in. If you use the tucked away area, your style can be pretty basic because its not going to interfere with your landscaping. On the other hand if you choose the more open space, they you are going to want a fancier style that will complement your garden. You will have to keep this in mind when you pick your shed plans.

You will need to have at least a rough budget in mind. When you go to get your storage shed plans you may have the option of choosing your plans according to what materials you want to use. Different materials have different price ranges. For example if the basic plan falls well within your budget then perhaps a more deluxe version will be an option for you.

Be practical when choosing your plan. You are probably going to be surprised as to just how much you are going to have to choose from. If you aren’t careful and stick to your own plans you could get carried away quite easily. Most often the plans will give you a picture of the finished projects. You’ll see several that you really like. Some of them look like little cottages. Now look at them realistically, they have to meet all the needs that your have identified. Pick out two or three that you really like and then answer these questions…

Is it the size that you need?

Will it fit in with the area you have chosen?

If it requires a building permit will it meet the criteria?

Is it simple and easy to understand for the novice?

Does it give a complete list of materials, and will these materials be readily available in your area?

If you have gotten all the right answers, then you just need to choose the shed plans you like the best out of the group and get ready to work.

For the novice builder it is very important that you have everything in place before you start any project. Of course, the best way to do this is to have an action plan. So you have decided you want to build a shed using a set of plans. Then first we need to put your action plan into place and start by listing a series of questions you will need answered before you even begin construction.

1.What do you really need the shed for?

To start with you may be thinking its going to be used to store just the garden equipment. Think hard about this. Is it going to end up being a family shed? In other words, are the kids going to want to store their sports equipment in there? Or is the wife going to find a new place for the Christmas decorations in your shed? So make a hard and fast rule of what the shed will be used for.

2.What size do you want it to be?

Now you know exactly what it is going to be used for, that will give you the size that you are going to want. Don’t forget to plan for the future. If its restricted to garden outdoor items, you will most likely be adding to your collection over the next few years, so you don’t want to have to build a shed all over again.

3.Where are you going to put it?

You need to determine what is the best place for it. It has to be someplace accessible, without walking through your flowerbeds. Probably tucked away so it doesn’t interfere with your landscaping. Again think of the future, you don’t want to have to move it.

Now is the area you have allotted for it and the size of the shed you want compatible? If not then there has to be a compromise, either in the space or the size.

4.Does in need to be insulated, waterproof, or open?

If you are in a four season climate then you need to decide what seasons you need the shed to be able to withstand the most.

5. Do you require a building permit?

Know what your local by-laws are for building a shed. It wouldn’t be nice to get your project finished and then have city officials come along and tell you to take it down. Normally you won’t need a building permit if you stay within a specific size, but if you have determined to go larger than what’s allowed, you will have to submit building plans for approval.

6.Now one of the most important questions, What is your budget for this project?

Everything you have decided up to now is dependent on your budget. Its kind of difficult to set a budget when you haven’t determined the cost of materials yet. Its your budget that’s going to help you when it comes time to get your building shed plans.

7.Where should you get your plans for building a shed?

You have lots of answers now. The purpose, the size, the budget, and now to answer the final question. For this you will need to check out what resources are available to you. Your local home hardware and building center, home planners, and of course the internet.

Small backyards can also host a small outdoor shed in which to store the odds and ends that cannot be accommodated inside the attic, basement and garage. It is called the 10×12 shed, which is one of the smallest dimensions for this type of structure. Its main advantage is that it is sufficiently small to be built on a do-it-yourself basis and on a pocket-friendly budget.

Get Materials and Tools

It is necessary to first gather the tools and materials for the project. Most of the building plans for a 10×12 outdoor shed will outline the specific materials required in a detailed manner. This way, the list can be presented at the hardware store for the sales staff to gather on your behalf. Just to name a few of these materials:

Pressure-treated wood

Aluminum siding

Face mount beam hanger

Galvanized flushing

Cedar trim board

Doors and windows

Asphalt shingles

Nails of various sizes

Paints and varnishes

These materials are required to make the 10×12 shed practical, functional and beautiful. After all, this is a structure that will be seen by the neighbors so it pays to have an aesthetic sense in something as functional as an outdoor shed.

Then there are the tools needed. Even when the above mentioned materials come in pre-cut dimensions, carpentry tools are still required, said tools of which can include hammer, saw, measuring tape, post hole digger, nail gun, siding staple and even a drill. Again, the plan for the 10×12 shed must contain this vital piece of information.

Build the Shed

Look for shed plans that contain basic instructions on the steps to complete the small structure from the ground up. Even the most naive of builders will know that building any structure will start with the foundations and end with the roof. If the shed plans say otherwise, then you have just been scammed.

The basic steps in making the 10×12 outdoor shed is as follows (Take note that these steps will change depending on the complexity of the 10×12 shed plan being used):

Measure the size of the shed as it appears on the plan. Then, dig the hole into which the concrete post will be poured.

Place the frame for the concrete posts on the hole and then pour the cement into each one.

Nail the boards into the corner posts approximately once every 16 inches upwards in the corner posts until the top has been reached.

Nail the sheets of plywood into the sides to each of the 2×4 lumber supports.

Line the walls’ top perimeter with boards to finish off the walls.

Attach the premade roof trusses and finish off the roof.

Attach the doors and windows as well as other decorative and protective touches to the shed.

Of course, the above mentioned steps are simplistic because the construction of a 10×12 shed is a series of precise steps. But with the help of the right shed plan, right materials and tools, and the right helping hand from family and friends, it is possible to come up with a practical and yet beautiful outdoor shed you can use to store various odds and ends for use in the garden, the garage and the house.

A lean to is always a practical solution when there is a need for additional storage. Sometimes it is built against one side of a storage building or a garden shed. Or if there’s none, it is built right outside a house where it leans to, thus the name.

There are a number of benefits one can get from using lean to shed plans as opposed to building this kind of structure without the use of one. A lean to is a structure commonly smaller in size compare to a garden shed or storage building and is typically built as an additional storage area when more space is needed for new tools or equipment. Otherwise, a lean to is built as an attached structure purposely for storing smaller tools so they will be easier to access while the bigger ones are kept in the shed or main storage building.

There are many lean to shed plans available for anyone to browse or download from the internet. These plans help builders, especially those who will be building one for the first time, to come up with a sound structural design and follow the basic rules in coming up with a secure and stable structure, thus assuring long-term use and benefits.

These plans also guide builders on the right materials to use to make sturdy lean tos and how they should be properly applied when building the said structure. In most cases, these plans and illustrations also help the builders to understand how each part of the structure can be beneficial when done exactly as they should be.

Examples are how a roof that is built to face one direction allows water and moisture to directly drip down from it to help keep it dry and last longer and why a back wall should be covered with a half-inch CDX plywood to bear up moisture exposure. Lean to plans that carry such information are more helpful and useful.

Other useful information one can get from these structural plans include steps on how to build a window into it, how single or two-door lean tos are made, and where to best place the structure and how these are advantageous to one’s specific use of the structure.

Plans for lean to can be bought online. Some plans are more elaborate than others which may include various designs, styles, and sizes. The more elaborate the designs and styles are, the more expensive they become. Required materials, black-and-white illustrations, and the necessary tools for building a lean to are also listed to make it more convenient for the users to understand the plans and how to follow them easily.

Some lean to shed plans are specific to the kind of materials used for building the structure such as wood, vinyl, metal, plastic, or a mixture of two or more of these materials. Sometimes, the benefits of each specific material used for the structure are also explained to the builder so choosing becomes easier. Learning and getting the basics from these plans can also assure builders of adding more value to their property when good lean tos are built.

Sheds are great places to store just about anything that cannot be stored in the garage. You can start looking at 12×12 shed plans, the result of which can provide the household with just the right amount of storage space for the tools and materials for yard work as well as other odds and ends. You must, of course, make the right choice as not all shed plans are created equal to the task at hand.

Choices in Shed Plans

As can be expected in our multi-choice world, the selection of building plans for a 12×12 shed are numerous. These choices include the following:

Free or a For-a-Fee – You can secure free shed plans from dedicated online sites, trade magazines and even professional books. You will save on the costs of the for-a-fee shed plans, obviously, but there is a major downside to free building plans. Most of the time, the free 12×12 shed plans are incomplete in one or more aspects. It may be that the complete 2-dimensional plan, the detailed list of materials, or the specific instructions are missing.

Thus, it is better to go for the for-a-fee building plans for a 12×12 shed. You will then be able to build the shed from scratch with little to no difficulty because everything is laid out from the measurements of the materials to the instructions for putting all the materials together into one practical shed. You will actually save money in the long run.

Standard or Personalized – Many of the 12×12 shed plans found online are standardized plans. Your role is to choose the best plan that suits your personal needs in terms of available budget, space and area.

However, you can always opt for personalized plans. There are two ways to go about it – you either alter the standardized plans to your own purpose or you hire the services of the online site to make a customized shed plan. Just provide the company with your specific preferences like the materials to be used, the location of the shed and even the initial design that you want to be refined.

No matter which shed plan you eventually choose, the most important thing is to make sure that it is a decision that you can live with. Well, at least, for the coming years before you have to build a new shed again.

Costs of Shed Plans

The costs for building plans for a 12×12 shed will vary from one site to the next. This comes as no surprise as there are many factors to be considered in the pricing strategy for the shed. These factors may include:

Complexity – Shed plans are not just drawings on paper. Instead, these are detailed drawings that show every aspect of the shed from the height of the roof to the depths of the foundation and everything else in between. The more detailed the plan, the higher its cost will be.

Materials List – The best shed plans include the list of materials that must be procured before actual construction commences.

Instructions Guide – Don’t forget to look for the instructions guide either, especially when you are a newbie at DIY wood projects.

Most 12×12 shed plans will cost $12 to $100 online. Look for the quality of the plans instead of trying to cut corners.

Homeowners with new cars but without the facility to safely store them in will want to know about the cost of building a garage. We can, of course, provide for an estimate for a one-car garage, say, $10,000 as the total cost but that would be inaccurate in many respects. Keep in mind that there are many factors that affect the final billing for even the simplest and smallest of garages.

Most Common Factors

When providing for an estimate of the costs to be incurred in the construction of the garage, the following factors are taken into account by the contractor. Take note that each garage will have a different estimate by virtue of the differences in materials, size and other structure specifications.

Quantity and Quality of Materials Used – In many instances, wooden garages are more expensive since a variety of materials must be used. Think of the cement, wood and even metal that goes into making it.

Size of the Garage – Obviously, the bigger the size, the higher the cost to build a garage. You have to factor in the costs from the site preparation and foundation work to the work on the roof and utilities.

Options Added – Shelves, drawers and other storage spaces may be added to the basic design, which will jack up the costs. Even the difference between a manually-operated and a remote-controlled garage can mean hundreds of dollars.

Permits and other Legal Work – Most areas in the country require building permits for something as relatively simple as a garage. The costs of said legal paperwork must then be added to the final tally of expenses.

Nobody said that the cost to build a garage is as simple as being given an estimate. You have to ask for a detailed breakdown of the cost lest you pay for unnecessary and overcharged items.

Typical Costs

All else being equal, the typical costs for garage construction is measured in terms of size. We shall assume that the garage was made with the professional services of a contractor with billings based per square foot of the structure.

You can expect to pay anywhere from $35 to $45 per square foot of garage space. For example, the minimum space for a garage is at 240 square feet. So at the above mentioned rate, your final billing will be from $8,400 to $10,800. For a 2-car garage at 380 square feet, the bill shall rise to $13,300 to $17,100 minimum.

Take note the above minimum cost to build a garage is with the assumption that the structure itself is just sufficient to squeeze in the cars. If you want more space for shelves, drawers and adequate work space, then your costs will definitely go upwards. Think in the vicinity of 800-850 square feet and costs of $29,000 to $38,000 inclusive of the lightning, ventilation and other utilities.

Now, if your brain is reeling from the stratospheric cost to build a garage using the services of a contractor, then it is better to go the DIY route instead. You can actually make a one-car garage for just $3,000 inclusive of the plan, materials, tools and permits. You may then divert the money saved into paying for a new car instead.
